Subdivision Focus: Batino and Barandal, Calamba

Batino is probably the most developing barangay in Calamba, with many new developments springing up around the large Calamba Premiere Industrial Park, which houses a number of large international manufacturing companies, including Samsung Electronics.  Given the number of jobs in the area, its no surprise the housing developments are rising.

Barandal is directly behind Batino and is where the majority of subdivisions are rising.  You can view a map of the area here at Wilkimapia.

Ciudad de Calamba

Ciudad is infact made up of a number of different subdivisions, all with different architecture and price points.  Some on these projects have been well developed, while others have failed to really get off the ground.  Access is from a road running alongside the CPIP and has a guard hut before the entarance to the main road inside Ciudad De Calamba.    It is frequently left up and little check is done on family cars entering and exiting however.

Punta Altezza

This smallish development has small Mediterranean style housing, with a small clubhouse and a tiny swimming pool.  Houses in Phase I are generally occupied, but there is a number of empty lots and the later Phases are completely undeveloped.  It is bordered on the South side by the Filinvest Technology Park, which has some light industry in.  We have looked at a number of properties here and most were noisy because of this.

House styles are pretty, but small.  All have roof techs available for expansion, but the basic floor area of the models selling for 1 million peso, are around 40sqm.  The location so far off the main road means owning a tricycle or a car would be a must for living here, and thus, those that would buy such a small house are unlikely to want to live in this area.

Aldea Real and Vista Hills

Completely undeveloped despite being under development since 2004.  Clubhouse has not yet started and there is next to no houses complete.  The roads through the subdivision have even not been finished.  Houses are similar size to that of Punta Altezza which is located next door.

Montebello

The upmarket subdivision in the Ciudad development.  Houses range from 4 million peso and up, again using Mediterranean architecture.  This is been fairly well sold, although free plots are still available, but around the gate and club house it is mainly built out.  Again, living so far off the beaten track means private transport is essential.

Amaia Scapes

With Filinvest owning so much of the area, it was just a matter of time before Ayala Land turned up in the area, and they did in 2010 with Amaia Scapes.  Having sold very well, Phase I is almost completely built out, with Phase II well under way.

All the houses here are small properties, with the most expensive house at 1.25 million (although you can buy two twin homes together to create a larger property).  It is aimed heavily at those middle and new managers in the surrounding tech parks.  It is located on the Lawa road, directly behind the CPIP (there is talk of a gate to access straight into the industry Park, but, for now, that is just a dream).  It’s location means private transport is a must.  You can check the project out here.

Suntrust Sentosa and Crescent Knoll

I have put these together as they are so similar.   Suntrust is a complete replica of Amaia Scapes, while Crescent Knoll is a serious of different sized townhouses, again, at a similar budget.  Neither project is very advanced, and they are even further along the Lawa Road and even less convenient than the other projects.

Laguna Buenavista Executive Homes

I’m still not sure where they got the ‘executive homes’ bit from.  These are small terraced bungalows, in an albeit almost fully developed subdivision.  Houses are small, but cheap and is aimed at those working in the nearby Industrial Parks, and starter family homes.

Calamba Hills

Calamba Hills looks mostly like this...

Straddling the border between Barandal and Mayapa, this large sprawling subdivision is also very undeveloped and downright shabby in places.  Bordering a river it is also flood prone in areas but it does have its nice spots.  There is no clubhouse, security or street lighting and it sometimes feels like your in the wilds.  Roads are rough and cracked.

You will see this subdivision a lot on the foreclosed property listings.
